Ode to the Roof


This is a picture of the rain coming in our house. Something had to be done!

With the help of our neighbors and Austin's dad & brother we were able to rip off the crap roof and put new trusses on so that we have a pitch on our roof.

This is a picture of Austin, Cameron (his bro), Austin's dad, and Jaimie our neighbor slaving in the sun. Tomorrow I'm going to take a picture of our house. All the trusses are up, the sheeting and tar paper. All that's left are the shingles and eves. Oh, and cleaning up. Anyone want to run around barefoot in my lawn so that you can get tetnus? You have no idea how many nails are holding up your roof until you rip off your roof! :)

Teri & Kodie's New Place of Residence!

"Wow" is all I have to say about this deal. We got this condo under contract and a few days later Teri's loan officer said that she wasn't going to qualify for the loan. So I got everything ready to cancle the deal so that she could get her earnest money back. Well, when I told the listing agent, Matt Strong, that the deal wasn't going to work he said "well, let's see what we can do to massage it for a few days and see if there's any other route we could go". Sure enough when we looked around we found a better loan. By the time we were sitting at the closing table my client felt like she belonged in the circus for all of the hoops she had to jump through. Over all she says that it was worth it because her mortgage payment is less than a rent payment plus she's gaining equity and has a place to call her own. Her daughter Kodie already has the paint picked out for her room. Congrats girls!!!

Kristine's New Home


Kristine just closed on this cute Magna home. I was so impressed with Kristine. She just turned 23 and she had saved up enough money to buy a house on her own! Total girl power! She got it for $127,000! It was a short sale and she made an offer on it back in May. We really hoped it would work out but didn't get our hopes up. She kept looking at other homes and we just couldn't find anything that was decent. So when we got word that we were the only offer and that the bank was starting to get it's butt in gear we really got excited. We crossed our fingers, it went under contract offically and we closed before you could say supercalifragilisticexpialidocious! (however you spell it!)

West Jordan Steal!

My client Tony bought this house for his kids, Vinnie & Angela. His kids will be paying him rent (like he's the mortgage company) and when they sell it they'll pay their dad back. Also, because his kids are first time home buyers they'll get the $8,000 tax credit. It has a new roof, new water heater, new central air, and new low e windows. It does need a little bit of cosmetic work and the basement isn't finished but it's a great house in a great neighborhood. The sellers needed to sell it fast and at closing we found out that the seller had to come to closing with $9,000ish to get it closed. It's a great time to buy, not such a great time to sell!
